Shoreline RV Park is located in the northeast corner of Eureka between Highway 101 and the Eureka Slough. Prior to the project, the site had operated as an RV Park (formerly Ebb Tide RV Park), however, it had deteriorated to the point that it was unusable and an eyesore to those passing by on Highway 101. Pacific Affiliates created a plan that included new paving, landscaping, fencing, replacement of existing utilities and an office building with facilities for the park guests. In developing the plan for the RV Park, Pacific Affiliates was very cognizant of the project’s proximity to the sensitive habitat of surrounding wetlands and the Humboldt Bay tidal waters. Pacific Affiliates ability to maintain existing park features, incorporate new features with the surroundings, and meet the permitting requirements provided the basis for the park to open as the only 9/10 rated RV Park in Eureka, CA.

Client: Dutch Bros. Funding Source: Umpqua Bank Project Location: Eureka, CA
Together with Dutch Bros. Corporation, Pacific Affiliates helped bring the first Dutch Bros. coffee shop to Eureka, CA. Based in Oregon, Duth Bros. is a highly successful national corporation that sought to increase its presence in northern California. Pacific Affiliates worked closely with the company to design, permit, and build the state of the art drive through coffee shop on the Broadway corridor of Eureka.
Client: The Millyard Funding Source: The Millyard & City of Arcata Project Location: Arcata, CA
Pacific Affiliates was hired to secure development permits for the creation of a new retail lumber facility owned and operated by The Millyard. Charged with developing preliminary plans, completing permitting in conformance with CEQA, and addressing site constraints, all conditions were satisfied before the close of purchase on the property. As a condition of permitting a complete hydraulic analysis of the property and surrounding areas was required to address extreme winter flooding. Hydraulic Analysis included subsurface soils investigation, percolation testing, and engineered storm water detention, infiltration and exfiltration facilities to serve the developed property. Pacific Affiliates developed a multi-faceted system that addressed not only on site runoff, but offsite runoff, preserved valuable developable space and converted low level wetlands into a high quality natural drainage.

Client: Six Rivers Investments Funding Source: Luther Burbank Savings Project Location: Eureka, CA
Located in the Myrtletown district of Eureka, this modern multi-family project is arguably one of the finest apartment projects the Eureka area has seen in quite some time. Pacific Affiliates completed site surveys, site design, building design and plans, permitting, construction staking, construction specifications, construction inspection, and contract administration. Careful consideration to slope constraints, natural vegetation (redwood trees), and adjacent properties produced a highly desirable adult living facility. The project was nearly fully leased upon completion, a testament to the desirability of the project and location.
Formerly the location of G&R Metals, the City of Eureka purchased the subject site as part of a larger waterfront revitalization and development project in the 1990's. Due to heavy industrial use over an extended period of the time, the site was found to be contiminated with a number of heavy contaminants. As part of the revitalization process and subsequent redevelopment, the City of Eureka worked closely with Stantec Environmental Contractors and LACO Associates to remediate the site and return it to a more natural state. Pacific Affiliates was hired as a sub-consultant to perform a pre-construction subsurface investigation and hydrographic survey of the shoreline at the subject site. Data collected by Pacific Affiliates was used for pay estimates and quanities as part of of the rehabilitation of said site.

Originally built around the turn of the 19th Century, the former single family home was a condemned structure when Pacific Affiliates was hired by the developer. Similar to many structures of the era, the building not only lacked modern space planning, plumbing and electrical, but most importantly modern structural elements. Pacific Affiliates was tasked with adding to the original strcutural and converting the while preserving the original structural framework. Pacific Affiliates designed a perimeter foundation system, demising party walls, modern plumbing and electrical systems, fire sprinklers, and California Building Code compliant structural systems. The subsequent finished product was a three unit multi-family housing project completed in the fall of 2013.
